Floor Plans and Elevations

The house is considered 2 1/2 storeys.  The total living space above grade is around 1900 square feet, with another 900 square feet of room in the basement that may or may not get developed.  The house will have a kitchen, living room, and dining area on the main floor, along with a laundry/mudroom at the back and a 1/2 bath.  Upstairs, there will be three bedrooms, a full bath with separate shower and clawfoot tub, and for the master bedroom, a walk-in closet.  The third floor will have one big room (about 275 square feet) with a closet and two dormers for sitting in and enjoying the view of the trees or the downtown skyline. It could be used for an office, a bedroom, a play room, a TV room, etc.  It's up to you.  Go below to look at the floor plans.

This is a rough approximation of how the front will look.  The third picture on the home page shows how much is left to get it there.

The basement right now is undeveloped, but plumbing is roughed-in for a suite. I may or may not get to it before we give away the house, but at least it will all be there waiting for the winner if I don't.

  

The main floor layout doesn't show a few things, like the fireplace mantle (the house does have a fireplace - it runs on ethanol) or the built-in bookshelves in the living room, or the sliding doors between the kitchen and the living room, or the stacking washer/dryer and laundry sink in the mudroom, or the kitchen layout (which may or may not get added to this page in the future). The second floor has three bedrooms, three closets for storage off the stairs, one shared bathroom with a separate shower and claw foot tub, and though not shown, access to the balcony above the front porch.

  

  

The third floor is big and open, and could be used as a bedroom, a study, a playroom, whatever. It will have three dormers, one over the stairs and two more in the room's footprint, a small closet, and all the headroom you could want (8 foot ceilings, not bad for a half storey).
